HVAC Maintenance Technician

General Job Description:

The primary purpose of this position is to perform skilled HVAC work for the maintenance and repair of buildings, structures, fixtures, and equipment across the University campus.

Essential Functions:

1. Service Calls:

   - Respond to work orders assigned by the manager for University buildings, addressing temperature issues, leaks, odors, and necessary repairs.

2. Operation and Maintenance of Cooling Equipment:

   - Operate, maintain, troubleshoot, and repair chillers, cooling towers, air conditioning units, fan coils, valves, associated pumps, and related cooling equipment.

   - Conduct water treatment services on associated cooling systems and pools.

3. Operation and Maintenance of Heating Equipment:

   - Operate, maintain, troubleshoot, and repair boilers, heat exchangers, hot water pumps, valves, associated pumps, and related heating equipment.

   - Perform water treatment services on associated heating systems and pools.

4. Building Management Software and Controls:

   - Utilize building management software to analyze, diagnose, and troubleshoot HVAC equipment and systems.

   - Understand the operation and replacement of direct digital controls.

5. Operation of the Central Plant:

   - Act as the Back-Up Operator responsible for the safe and efficient operation of the central plant during the incumbent’s shift, monitoring water, boilers, and related equipment.

Essential Knowledge and Skills:

- Working knowledge of building and plumbing codes.

- Familiarity with tools, methods, and materials used in operating, maintaining, and repairing high and low-pressure steam and hot water boilers.

- Ability to perform plumbing and welding tasks associated with heating and air conditioning equipment.

- Experience maintaining, servicing, diagnosing, and operating HVAC equipment such as chillers, boilers, pumps, air handlers, and cooling towers.

- High ethical standards and good judgment.

- Ability to work evenings, weekends, and respond to emergency situations.

Working Relationships:

- Reports to Utility Services Manager.

- Collaborates with multi-person crews.

- Responds to multiple customers and provides technical and physical assistance to other Maintenance Technicians.

- Interacts with faculty, staff, and the campus community.

Physical and Mental Effort:

- Reads and applies O&M manuals for facilities and equipment.

- Diagnoses trouble situations and resolves issues.

- Comprehends service/utility distribution to assigned facilities.

- Able to work at heights and in restricted spaces.

- Can handle loads up to 50 lbs.

- Frequently works in extreme high/low temperatures.

Work Hours/Travel Requirements:

- Monday to Friday, 7:00 AM to 4:00 PM.

- Occasional overtime in response to emergency situations.

- Limited travel within the campus area and local material suppliers.

- Occasional extended travel for off-site training classes.
